    What the law actually says

    • Practical completion is the trigger for the defects liability period, the release of half your retention, and the start of the limitation clock. Date it properly or lose those protections.
    • Building Regulations completion certificates and competent person scheme certificates (Gas Safe, NICEIC, FENSA) are statutory documents the homeowner needs at next sale or remortgage.
    • The Defective Premises Act 1972 (as amended by the Building Safety Act 2022) extends residential liability well beyond the contract defects period. Good handover paperwork is the best defence.
